Project Description

Muse developed a comprehensive masterplan for Talbot Gateway providing a new central business district and civic quarter with 1.1 million sq ft of development including hotels, grade A offices, a supermarket, retail units, café/ restaurants and a new transport interchange.  Outline planning consent for the scheme was granted in October 2011.

The first phase of development - comprising a new 125,000 sq ft Council Office building (No.1 Bickerstaffe Square), a 120,000 sq ft supermarket for Sainsbury’s and a refurbished 650 space multi-storey car park - was completed in 2014. There is 20,000 sq ft of retail space on the ground floor of the MSCP and a further 10,000 sq ft on the ground floor of the Council office building.

A comprehensive set of highway works - including new roundabouts, signalized junctions and a public square - was also delivered, prior to the opening of the first phase, providing serviced plots and open public space around which the various phases of development are fitted.

Discussions are in hand with the Council regarding a new 136 bedroom hotel for the second phase.

Talbot Gateway will transform a run down and neglected part of the town and revitalise the central area.  It will help re-establish Blackpool as the principal retail and commercial centre of the Fylde sub-region.

The civic offices are highly efficient, having achieved a BREEAM Excellent score and an EPC A rating, the highest that can be awarded.

As part of the masterplan, the old highway layout has been re-designed to provide a much more user-friendly network of streets for motorists, taxis, buses, rail users and pedestrians alike.
