New Bailey continues to accelerate with City Wharf acquisition

English Cities Fund (ECf) has announced that the prominent City Wharf building, situated on the banks of the River Irwell, has been acquired, paving the way for further development at its New Bailey scheme.

The dated 1970s office building will be demolished imminently and will make way for the next phase of the scheme. It stands immediately adjacent to the site of One New Bailey, the 125,000 sq ft office development which is currently on site and due for completion in May 2016. It is also in close proximity to the recently completed 143-bed Premier Inn and 615-space NCP car park at New Bailey, both of which are now open and trading.

ECf is now hosting a competition to secure an internationally renowned architect for this latest phase, which will provide further Grade A office space. The winner will be announced in March.

Whilst the design process is ongoing, the building will be demolished and the site fully resurfaced. This will house a temporary, exciting outdoor events space and portable marketing suite.

Phil Mayall, development director at ECf, said: “New Bailey is moving forward at a pace. The acquisition and subsequent demolition of City Wharf is a big part of the scheme and we are very pleased that this acquisition has taken place on time, so that we can continue to move forward with the build programme.

“The events and marketing suite will be crucial to the development as it will be the first port of call for those looking for further information about the scheme. It will also provide details about our active events calendar, which is currently taking shape with many exciting new events due to take place in the dedicated space from September 2015. The appointment of a renowned architect and supporting design team will facilitate the timely redevelopment of the site to provide high quality office space offering floorplates of around 25,000 sq ft to complement One New Bailey.”

New Bailey will ultimately offer a number of leisure opportunities for a vibrant mix of cafes, bars and restaurants, as well as an enhanced public realm in the form of a new public square and extensive landscaping. The scheme is ideally located on the banks of the River Irwell immediately adjacent to Spinningfields.

ECf is a joint venture between Muse Developments, Legal and General and the Homes and Communities Agency (HCA).
