Project Description

Substantial infrastructure works were carried out in order to service the land including highway works and the provision of utilities. The first commercial floorspace was developed in 1998 and since then more than 2 million square feet of accommodation has been delivered. In conjunction with the Council, Muse prepared a comprehensive masterplan for the park which comprises a number of distinct development areas. These different zones in the masterplan catered for different size requirements and provided flexibility for the park to accommodate a variety of space users from the small industrial user right up to the distribution mega sheds.

Formerly a mix of substantial coal mining activities and agricultural land, Muse carried out a massive land reclamation exercise following the closure of the colliery workings to reclaim the site and prepare it for development.

Muse has developed the site in partnership with Wakefield Council. Some of the land was purchased by the Muse from the Council and developed by Muse alone. The remainder of the land was developed by Rail Link Europe.

As each element was let and sold, it made a contribution to Muse’s carrying costs in order that the company’s equity was amortised over the life of the development.
