Project Description

At Hucknall, we are delivering a high quality business park, 'Harrier Park', and a new residential community. In collaboration with Ashfield District Council and Rolls-Royce, we have established a masterplan for the 150 acre site to provide 900,000 sq ft of employment space and 900 homes.

The masterplan will be implemented in a series of phases, all of which can be varied to accommodate a variety of footprint sizes and building types. Open space to the south of the existing runway will be retained to incorporate uses which are compliant with the Greenbelt.

Rolls-Royce’s ownership at Hucknall extends to 343 acres. 38 acres of the site represents Roll-Royce’s existing operations and so the Development Agreement with Muse covers 305 acres (82 acres of housing land, 67 acres of employment land and 156 acres of green belt).

Outline planning consent was secured in November 2014 and development commenced in May 2015.

The development site includes an asphalt runway and, to avoid excavation and taking the waste material to landfill, Muse is working with Galliford Try to consider re-using the waste material on site, in a cold asphalt or cement-bound pavement solution and as a sub-base for new highways. This will reduce the demand for raw materials on site and lower haulage costs.

As part of the Section 106 Agreement, over the life of the project Muse will make a £3.5m contribution towards a new primary school, £2.45m towards improved secondary education and £750,000 towards healthcare improvements strengthening the burgeoning community
