As development partner within the joint venture, Muse is taking forward a phased development programme which is generating new office space to occupiers’ requirements alongside bespoke commercial and leisure facilities. Building footplates range from 6,000 to over 100,000 sq ft.
A first phase of speculative office development, known as Clearwater, has been completed. Four buildings totalling 54,000 sq ft have been built and fully let as part of this phase and planning permission has been secured for a fifth unit of 18,500 sq ft. A 30,000 sq ft shared services building was completed for United Utilities themselves in 2009, and an on-site amenity building was completed in 2013. The facility, covering 7,500 sq ft, is situated in the centre of the development between the park’s two lakes. The building incorporates full-length curved glazing to maximise the south-facing view of the surroundings and also features an elevated canopy.
Plans for a second phase of office development are well advanced, and we have secured planning consent for up to 275 new homes as part of a diversification to a mixed-use park.
The park boasts a range of habitats with a selection of native wildlife and plant species, while the new buildings feature natural ventilation, rain water harvesting, low energy lighting, and sun pipes to lessen their impact on the environment.
The park is bicycle-friendly, with dedicated cycle paths, and the park is also easily-accessible by other modes of transport.
The park has been master planned to provide a total of 1.25m sq ft of business space and related amenity facilities.
